Schedule of Included Appliances and Services


  1. Appliances and Fixtures
Tenant assumes proper care and upkeep, including routine cleaning and prompt notification of defect or inoperability to the Landlord of the following appliances and fixtures:  


Electric Ceramic-Top Range
Self Cleaning Oven Cycle to be run once every 3 months.


Dishwasher
Inspections by Landlord semi-regularly.


Microwave Oven
Inner rotating stand to be washed in dishwasher semi-regularly.

Refrigerator
In-door ice maker and water dispenser utilize a replaceable water filter to be supplied by Landlord and exchanged regularly as needed.  


Washing Machine
No oil-soaked, grease-soaked or otherwise flammable clothes, rags or fabric are to be used in the washing machine in accordance with the Hazardous Materials section of the Leasing Agreement.


Clothes Dryer
Lint trap is to be cleaned before every load of clothing to prevent accumulation of flammable products in venting and Clothes Dryer ducts.  No oil-soaked, grease-soaked or otherwise flammable clothes, rags or fabric are to be used in the clothes dryer in accordance with the Hazardous Materials section of the Leasing Agreement.


Tankless Water Heater
Controls for water heater are located in laundry room.  The water temperature shall not be set higher than 120F to reduce the risk of burns or injury from hot water.  


Television and Antenna
Television to remain mounted in place unless otherwise agreed upon by Tenant and Landlord.  Antenna located in attic.


Ceiling Fans and Wired Lighting Fixtures
Exchange of any wired fixtures is to be agreed upon by Tenant and Landlord prior to the start of any electrical work.  


Blinds
Venetian Blinds shall remain where installed, unless otherwise agreed upon by Tenant and Landlord.  Window curtain rods will remain.


  1. Services

Pest Control
Quarterly pest treatment service is provided by Landlord.  Tenant shall promptly report any incidence of pests in the building or on the premises to the Landlord. (timing of service can be coordinated at everyone's convenience)


HVAC
Monthly HVAC inspections to change air-filter shall occur within the first week of each month of lease agreement with notice and communication of inspection given the last week of each month prior. (Can be coordinated at everyone's convenience) Air-filter shall be supplied by Landlord.  


Yard Maintenance (provided by Tenant)
Yard maintenance including: routine mowing of lawns; edge trimming of lawn and garden areas; and removal of fallen or dead branches, limbs, leaves or other plant material, is to be provided by Tenant.  


Trash, Recycling and Yard Waste
Weekly Trash pick up by City of Chamblee services on Wednesday unless otherwise notified in local publications.  Weekly pick up of recycling in marked bins on Wednesdays unless otherwise notified in local publications.  Yard debris is collected curbside approximately 3 times per month by City of Chamblee services.   Trash and recycling bins are provided by the city and belong to the house.   Lawn clippings need not be bagged in paper bags and can be left curbside for City collection.  


  1. Scheduling and Notice of Maintenance and Service Appointments

Notice of regular inspections and scheduled maintenance and service appointments shall be supplied to Tenant as early as possible by Landlord, and in accordance with the Leasing Agreement.  Routine inspections, maintenance and service appointments shall be announced and communicated one week in advance where possible.
